Tell us what you see
A stain, a drip, shingles in the yard after a windy night. A photo from your phone helps us bring the right materials.

A stain on the ceiling usually starts somewhere you would never guess. We trace the leak to its source, fix it properly, and put the whole thing in writing, usually within the week you call.
What’s included
The cheap fix is finding the real source the first time. Caulk over a bad flashing buys you one dry season and a bigger decking bill later.

Leak tracing to the source
Water travels along decking and rafters before it shows up on your ceiling. We follow it back to where it actually gets in.

Shingle replacement, matched
Missing or wind-creased shingles replaced and matched to your existing roof as closely as the market allows.
Flashing, boots and vents
Cracked pipe boots and rusted flashing cause most of the leaks we see. Replaced, not smeared with sealant.
Decking patches
If the leak has been working on the wood, we cut out the soft section and patch it before closing back up.

Photos of everything
You get pictures of what we found and what we did. Useful for insurance, and for keeping us honest.
How it works
Repairs are small jobs. We treat the scheduling that way, not like a sales opportunity.

We get on the roof, trace the problem to its source, and show you photos of what we found.
You approve a written number before any work starts. Many repairs are done the same visit.
Photos of the finished work and a written record of what was done, kept on file if you ever need it.
Straight answers
A repair should not feel like buying a car. Straight answers first.
Most repairs scheduled
Active leaks jump the line. Tell us if water is coming in right now.
Quoted before work starts
A firm number after we trace the problem. No open-ended hourly meters.

Age and spread decide it. One leak on a ten-year-old roof is a repair. Recurring leaks on a twenty-year-old roof usually mean the shingles are done and repairs are just rent. We tell you which side of that line you are on during the inspection, with photos to back it up.
Usually close enough that nobody but you will ever spot the patch. Exact matches depend on whether your shingle line and color are still made. If a match will be visibly off, we say so before you approve the work.
The leak is small. What it does to the wood underneath is not. A drip that shows up twice a year can rot decking and framing quietly for seasons before the ceiling stain appears. Repair costs climb the longer water works, so call while it is still a small job.
If the cause was a storm, often yes, though for smaller repairs your deductible may be most of the bill. We document the damage either way so the choice is yours. Wear and age are not covered by any policy, and we will not pretend otherwise on a claim.
