Most of the homes we replace land between $9,000 and $18,000, depending on size, pitch and material. Unlike most contractors we put a number in writing with your free estimate. No pressure, no obligation, and the estimate is yours to shop around.

Most residential roofs are torn off, re-decked where needed, and fully shingled in a single day. Larger or steeper roofs can run two. You will know the schedule before we order materials.

Your deck is never left exposed. We stage tear-off so only what can be dried-in the same day comes off, and every job carries tarps and synthetic underlayment on site. A surprise storm gets covered in minutes, not hours.

If the damage came from hail, wind or a fallen tree, very often yes. We document the damage with photos, help you file, and meet your adjuster on the roof so the scope is right the first time. You pay your deductible and nothing more.

Usually your own homeowner’s policy, even though the tree was theirs. Insurers treat a healthy tree blown down in a storm as nobody’s fault, so the claim goes through the policy on the damaged house. That can change if the tree was dead or leaning and your neighbor knew it. Either way, we photograph and document the damage so your adjuster sees exactly what the storm did.

If the roof is fairly young and the damage is a few loose or broken shingles, a repair usually does it. Widespread damage points to a replacement, and so do shingles that are cracked, curled or falling off, leaks in the attic, stained ceilings and sagging decking. We will tell you which one you need, in writing, with your free estimate.

A lot more than shingles. A GAF roof is built in layers: deck protection over the plywood, leak barrier where wind-driven rain gets in, starter strip shingles at the edges to stop blow-offs, the shingles themselves, attic ventilation to let heat and moisture out, and ridge cap shingles to seal the hips and ridges.

Install GAF lifetime shingles with at least three qualifying GAF accessories and the shingles and those accessories carry a lifetime limited warranty, with non-prorated coverage for the first 10 years. GAF’s enhanced warranties go further and cover workmanship too. The exact terms for your roof are in the written scope before you sign.

Twice a year, spring and fall, and again after any storm with hail or high wind. From the ground, look for missing or curled shingles; in the attic, look for dark spots, damp insulation or daylight. And watch the houses around you: if the neighbors are getting new roofs, yours has been through the same weather.
